PTS’ energy assessment service provides energy audits in accordance with ASHRAE procedures for commercial, institutional and industrial facilities. An Energy Audit is a survey and analysis of energy use in a building with the purpose of identifying opportunities to reduce the amount of energy consumed without negatively affecting the operations. Completing an assessment with a qualified energy professional is an effective way to identify where energy is wasted and what the excess operational costs are within a facility. Once the assessment is complete, improvement projects can be prioritized within your business plan based upon the recommendations and analysis provided in the report.

PTS’ Energy Assessment Service can include preliminary energy audits, detailed facility-wide energy audits or targeted energy audits where a customer knows a specific portion of the building infrastructure that they want to focus on.

PTS’ Facility Energy Assessment Service serves as a useful tool in the identification, recommendation and implementation phases in the progression of the facility energy project process.

Energy Audit Overview

The American Society of Heating, Refrigeration, and Air Conditioning Engineers (ASHRAE) has published a reference guide that details what services and information should be provided with an energy audit/assessment. ASHRAE has defined the requirements for three levels of audits: ASHRAE Level 1, Level 2 and Level 3.

PTS’ Energy Assessment Service can provide an audit based upon the ASHRAE guidelines defined above. The goal of the survey and report is to provide a comprehensive evaluation of the operation of the building systems and energy performance and to identify any improvements that can be made to assist the client in meeting its energy reduction goal.

Here is a list of items that are usually reviewed as part of a PTS Energy Assessment Service:

  • Existing drawings and equipment schedules
  • Building control and automation system (controlled devices and control loops)
  • Spot measurements and/or data logging of temperatures and electrical current
  • Building envelope integrity
  • Lighting and electrical systems
  • Steam and hot water systems
  • Chilled water systems
  • Compressed air systems
  • Domestic hot water systems

Here is a sample chart of Energy Conservation Measures (ECMs) identified and proposed for client’s consideration. The ECM estimated budget cost and payback is typically used as a means of prioritizing the implementation of the recommendations. Final costs will need to be determined upon selection of ECMs to be implemented and further engineering analysis.

Energy Use Analysis

As an initial step for an energy audit for a building or campus of buildings, PTS recommends performing a preliminary energy-use analysis to compare the Energy Utilization Intensity (EUI) of each building with the national average and to identify both high and low energy performers. EUI is a key metric which expresses the energy consumption per square foot per year for a building. This method of benchmarking is useful in establishing a baseline energy consumption value which can be tracked over time to quantify the results and impact of implementing energy conservation measures. PTS can perform this service using the Energy Star Portfolio Manager benchmarking tool. This analysis requires access to energy consumption and cost data for the last 12-36 months. This benchmarking analysis can then be used as a recommendation for which buildings should be audited first and what types of audits should be carried out.

Retro-Commissioning (RCx)

Retro-commissioning is the process of ensuring that the energy systems in an existing building are installed as per the design intentions, functionally tested, and capable of being operated and maintained, according to the owner’s operational needs. RCx is a systematic, documented process which can be combined with a standard energy audit to identify and resolve problems which may have occurred during design or construction, or address problems that have developed throughout the building’s life.

PTS will perform functional testing of the energy using equipment (mechanical, lighting, controls, etc.) to determine system/component conditions and to confirm control sequence of operations for each piece of equipment. Optimizing the system performance of equipment will result in improved occupant comfort, reduced energy usage and increased equipment life. The deliverable for this service is a report identifying all findings, including complex problems requiring further investigation or investment. Additional information provided in the final report includes an equipment life-cycle analysis and financial calculations for return on investment.

Deliverables

  • PTS will perform the field site survey and keep all recorded findings and data confidential.
  • PTS will deliver a comprehensive Facility Energy Assessment Report to the customer that includes:
    • Building and Building System Analysis
    • Energy Analysis and Breakdown (including EUI and Energy Star Rating)
    • Audit Observations and Functional Testing Results
    • Energy Conservation Measure Recommendations
  • PTS will conduct a follow-up conference call to review the final report and answer questions
